This was my second home purchase, and it was much smoother than my first from a mortgage standpoint. The market has been really tough this year, and we felt we couldn't sell our first home before purchasing the second. Denise took the time to consult with us, laying out several options and making what seemed like a real stretch of my imagination as quite feasible. We took her advice and found a way to buy the home we needed without having to juggle two mortgages. We even consulted with her on other seemingly attractive options from other mortgage lenders and we felt her approach was best for us. Once the process began, Denise and her team were always in touch with us, and made it easy for us to get all the paperwork and processes complete in time to close early. If I have to move again in this area (hopefully not for a long time) I'll be using her again.

There is so much to do and understand from getting prequalified to your closing. Denise is there for you. She�ll take the time to explain it. I started my home buying process almost 8 months ago with only a vague idea of what I was doing. Unlike other brokers I had spoken with, she didn't dash off a pre-approval letter based on my current gross income. Instead, Denise spent time looking at ALL of my application before giving me a maximum figure (45k less than the hurried letter I got from the other one). She was the only one to tell me up front that my credit ratio was off and that I needed another year of tax returns to support the increased self-employment income I was receiving in 2020.

Denise went through my finances step by step and gave me advice how best to impact my debt to income ratio. I spent the rest of 2020 following her advice. I paid off all of my revolving credit to balance out my high student loans & car payment. I put all my paperwork in order so that in February all I needed to do was file my taxes. I reached out and sent her the updated paperwork and ultimately I was able to increase my eligibility by 40K by following her advice.

I made an offer on my house on March 28th and it was accepted on March 29th. Every document Denise needed was at my fingertips because of all the homework she had me do. We locked in the rate at 3.5 fixed and by April 1st, my paperwork was turned in and my mortgage application had GONE TO UNDERWRITING. I set up the homeowners insurance, the inspections, etc. for the 2nd week of April. On April 19 I got the clear to close and we are closing on May 3 (a week and a half from today). From offer to close in 5 weeks; it couldn't have happened this quickly without Denise's dedicated support & encouragement.

In June, in the middle of the Covid-19 pandemic, my landlord decided to raise the rent by a few hundred dollars. Since I was not willing to pay that much, I needed to find somewhere else to live. Rentals were few and far between. I called two brokers who told me that with my credit and income, I would be easily approved for a home. However, neither lender could make it work. Denise was able to get me approved for a CHFA loan. I then learned the other two brokers didn�t attempt CHFA since it is essentially two loans and double the work.

I work in the banking industry and was extremely surprised the first time she responded to my queries after normal banking hours, that is great customer service and I sincerely appreciated all of her due diligence and calming of my first time jitters!

She explained all of the documents clearly and succinctly so that I never felt that I didn't understand the process. She made me feel very comfortable and safe in the knowledge that she was on my side! She even attended my closing!

Thank you is not a strong enough way for me to express my sincere appreciation for her excellent skills but it will have to do!
